Singapore-based CapitaLand Investment Limited (CLI) has unveiled a data centre in Chennai with a planned investment of ₹1,940 crore and a gross power capacity of 53 MW, marking its entry into Tamil Nadu’s data centre market through its listed fund platform, CapitaLand India Trust (CLINT).
The facility, CapitaLand Data Centre Chennai 01, is located in Ambattur and is expected to be completed by the end of 2026. It was unveiled on October 15 by Singapore Deputy Prime Minister Gan Kim Yong and Tamil Nadu Chief Minister C Joseph Vijay.
The development is jointly held by CLINT and CapitaLand India Data Centre Fund. It will have 34 MW of IT power capacity across 13 data halls, supported by a dedicated 110 kV substation.
The project follows CLINT’s first data centre development in Navi Mumbai, which was completed in 2025. The 108 MW facility has been fully leased to a global hyperscaler.
“The unveiling of CapitaLand Data Centre Chennai 01 marks another important milestone in CLINT’s diversification into digital infrastructure,” said Gauri Shankar Nagabhushanam, CEO of CLINT.
“With a total planned investment of approximately ₹1,940 crore, the development reflects our conviction in the long-term growth of India’s data centre sector and is designed to meet the evolving requirements of hyperscale and enterprise customers,” he added.
The Chennai project builds on CLI’s 22-year presence in Tamil Nadu, where the company has invested more than ₹6,000 crore across seven operational assets.
CLI entered the state in 2004 with International Tech Park Chennai in Taramani, which it describes as the city’s first private IT business park. Its portfolio in Tamil Nadu now includes business parks, industrial and logistics facilities, lodging properties and digital infrastructure.
The company’s other assets in the state include industrial facilities at Mahindra World City, logistics facilities in Oragadam and Periyapalayam, and serviced residences operated by The Ascott Limited.
“By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub,” said Quaiser Parvez, CEO of India at CLI.
“Tamil Nadu has been integral to our journey, and we look forward to continuing to grow alongside the state and contribute to its next phase of economic development,” he added.
CapitaLand Data Centre Chennai 01 is being developed to support high-density computing, liquid-cooled deployments and carrier-neutral connectivity.
The facility is targeting LEED Gold certification. Its planned sustainability features include high-efficiency chillers, water economisation, intelligent energy and infrastructure management systems, and solar panels.
The development comes as data centre operators invest in infrastructure to meet the computing and storage requirements of cloud service providers and enterprises.
CLI has operated in India for more than three decades, beginning with International Tech Park Bengaluru in 1994. Its presence now spans Bengaluru, Chennai, Goa, Gurugram, Hyderabad, Kolkata, Mumbai and Pune.
As of June 30, CLI’s funds under management in India exceeded S$8 billion. Its portfolio includes nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces.
Through its lodging arm, Ascott, the company also manages around 6,300 units across 24 hotels and serviced residences, including operating properties and projects in the pipeline.
